Energy Performance Certificates (EPCs) are essential for every leased commercial property, providing a clear rating of energy efficiency from A (most efficient) to G (least efficient). Under the current Minimum Energy Efficiency Standards (MEES), landlords cannot let properties with an EPC rating below E, unless a valid exemption applies.

Future requirements are tightening: by 2030, commercial properties are expected to achieve a minimum EPC rating of B, with a possible trajectory towards A by 2035.

These changes are designed to reduce carbon emissions, improve building performance, and align the sector with the UK’s net‑zero commitments. Our team has completed a Level 5 EPC assessment for a prime, multi-let Grade A office building, specifically to evaluate MEES risk and identify targeted EPC improvement opportunities.

This is a substantial asset, approximately 300,000 sq ft of office space, with large flexible floorplates and complex HVAC systems.

Our scope involved building a large-scale dynamic simulation model in #IESVE and scenario testing multiple upgrade pathways. For assets of this size, the model becomes a project in itself. The Level 5 (DSM-based) approach allowed us to:

Both assets form part of a major mixed-use business district that has transformed a former industrial site into a vibrant commercial and public destination.

For those less familiar, NABERS UK is a rating system that measures how a building actually performs once it’s in use, based on real energy data. It focuses on operational performance rather than design predictions, giving owners, occupiers and investors a clear, comparable view of energy efficiency.

NABERS was established in Australia, where it has had a measurable impact on the office market:

• More than 75% of Australian office buildings are now NABERS rated
• Around half of the rated offices achieve 5 stars or above
• Average energy reductions of 40% and emissions reductions of over 50%
• Consistently linked to higher occupancy levels and rental premiums

Great to see another building achieve an EPC A rating following a major refurbishment.

@Sustainable Urban Solutions were involved from the early refurbishment design stage back in 2022, helping shape the strategy around energy performance from the outset. The focus was on improving the existing building with upgrades targeted specifically at efficiency and decarbonisation.

Upgrade works included:

• Electric point-of-use water heaters to reduce losses
• LED lighting with daylight dimming and PIR control throughout

We’ve recently upgraded a G-rated commercial unit to a B-rated EPC simply by ensuring the EPC accurately reflected the current tenant fit-out.

The improvement was driven by:
🔌 All-electric building
♨️ Heat pump systems for space conditioning
💡 Efficient LED lighting throughout
📝 Capturing the tenant’s actual installation and layout

This is a great example of how outdated EPCs can seriously misrepresent a building’s performance. In many cases, reviewing and updating the assessment can unlock major rating improvements and help futureproof assets against MEES and the EPC B by 2030 target.
