Energy Performance Certificates (EPCs) are essential for every leased commercial property, providing a clear rating of energy efficiency from A (most efficient) to G (least efficient). Under the current Minimum Energy Efficiency Standards (MEES), landlords cannot let properties with an EPC rating below E, unless a valid exemption applies.

Future requirements are tightening: by 2030, commercial properties are expected to achieve a minimum EPC rating of B, with a possible trajectory towards A by 2035.

These changes are designed to reduce carbon emissions, improve building performance, and align the sector with the UK’s net‑zero commitments. For landlords, this means acting early to upgrade assets is critical. Not only to avoid compliance risks and penalties, but also to protect rental income, strengthen asset value, and remain competitive in a market increasingly driven by sustainability.

Another A-rated Level 5 #EPC assessment was completed this week on a prime office building in Maidenhead. A great example of how the right combination of refurbishment and efficient building services can significantly improve energy performance.

The property comprises approximately 12,250 sq ft arranged over three floors and benefits from a fully electric setup, supported by VRF air conditioning and LED lighting throughout. Renewable electricity is also generated on-site via solar PV.

Following our detailed modelling process, the EPC has been uplifted from a B rating to an A rating. A fantastic result and a clear demonstration of how targeted upgrades and efficient systems can move a building into top-tier EPC bands.

With MEES regulations tightening and occupiers increasingly prioritising sustainable, energy-efficient space, improvements like this are becoming more important than ever. Always rewarding to see a building make the jump from good to outstanding energy performance.

We’ve completed two Level 5 #EPC assessments, covering office buildings with approximately 145,000 sq ft and 97,000 sq ft respectively. Both buildings achieved a B-rated EPC, demonstrating strong energy performance.

Both buildings feature modern office HVAC strategies, including AHUs with heat recovery, fancoils, LED lighting, smart controls, solar PV, and efficient building fabric.

This means both buildings comfortably meet the Minimum Energy Efficiency Standards for commercial properties (known as MEES). Achieving a B-rating not only meets the current standards but also future-proofs the assets for the proposed 2030 targets.

Our team has completed a Level 5 EPC assessment for a prime, multi-let Grade A office building, specifically to evaluate MEES risk and identify targeted EPC improvement opportunities.

This is a substantial asset, approximately 300,000 sq ft of office space, with large flexible floorplates and complex HVAC systems.

Our scope involved building a large-scale dynamic simulation model in #IESVE and scenario testing multiple upgrade pathways. For assets of this size, the model becomes a project in itself. The Level 5 (DSM-based) approach allowed us to:

Both assets form part of a major mixed-use business district that has transformed a former industrial site into a vibrant commercial and public destination.

We’re pleased to share that our team is now accredited as NABERS UK Assessors.

For those less familiar, NABERS UK is a rating system that measures how a building actually performs once it’s in use, based on real energy data. It focuses on operational performance rather than design predictions, giving owners, occupiers and investors a clear, comparable view of energy efficiency.

NABERS was established in Australia, where it has had a measurable impact on the office market:

• More than 75% of Australian office buildings are now NABERS rated
• Around half of the rated offices achieve 5 stars or above
• Average energy reductions of 40% and emissions reductions of over 50%
• Consistently linked to higher occupancy levels and rental premiums

We’ve recently upgraded a G-rated commercial unit to a B-rated EPC simply by ensuring the EPC accurately reflected the current tenant fit-out.

The improvement was driven by:
🔌 All-electric building
♨️ Heat pump systems for space conditioning
💡 Efficient LED lighting throughout
📝 Capturing the tenant’s actual installation and layout

This is a great example of how outdated EPCs can seriously misrepresent a building’s performance. In many cases, reviewing and updating the assessment can unlock major rating improvements and help futureproof assets against MEES and the EPC B by 2030 target.

If your EPC hasn’t been revisited since a tenant fit-out, it’s probably worth another look.
