Energy Performance Certificates (EPCs) are essential for every leased commercial property, providing a clear rating of energy efficiency from A (most efficient) to G (least efficient). Under the current Minimum Energy Efficiency Standards (MEES), landlords cannot let properties with an EPC rating below E, unless a valid exemption applies.

Future requirements are tightening: by 2030, commercial properties are expected to achieve a minimum EPC rating of B, with a possible trajectory towards A by 2035.

These changes are designed to reduce carbon emissions, improve building performance, and align the sector with the UK’s net‑zero commitments. For landlords, this means acting early to upgrade assets is critical. Not only to avoid compliance risks and penalties, but also to protect rental income, strengthen asset value, and remain competitive in a market increasingly driven by sustainability.

We’re delighted to share that Silbury House in Milton Keynes has achieved a 5 Star NABERS UK Energy for Offices Whole Building rating, with @Sam Maddock of @Sustainable Urban Solutions acting as the NABERS UK Assessor.

According to the @CIBSE Certification online register, it is currently the only building in the UK holding a 5 Star NABERS UK Whole Building rating, and the third-highest-rated Whole Building certified in the country!

NABERS UK rates offices on their measured energy use in operation, so the rating reflects how the building actually performs day to day. A Whole Building rating covers all the energy used in the building for a year. That includes the landlord’s central services, such as heating, cooling, ventilation, lifts and common area lighting, and the tenants’ own use, such as office lighting, computers and other equipment. A high rating therefore depends on good design, good management and occupiers who use energy sensibly.

The building dates from 1998 and was refurbished rather than redeveloped, avoiding the embodied carbon of demolition and rebuilding. The refurbishment included:

-116 rooftop solar PV panels (41 kWp), generating up to 20% of the building’s energy on site
-Hybrid VRF heating and cooling with heat recovery, moving heat between areas rather than wasting it
-MVHR, providing fresh air while recovering warmth from the air going out
-LED lighting with smart controls that dim or switch off when spaces are empty
-Smart power sockets that help occupiers cut out standby waste

Congratulations to @RO Real Estate and to the team who manage and operate Silbury House. This result reflects both the quality of the refurbishment and the care taken in running the building.

The Government has published its interim response on strengthening Minimum Energy Efficiency Standards (MEES) for non-domestic rented buildings in England and Wales, providing some long-awaited clarity for the commercial property sector. Key proposals include:

✅ From 2031, privately rented buildings over 1,000m² will be required to achieve an EPC B rating, where cost-effective.

✅ Buildings below 1,000m² will remain subject to the current EPC E minimum standard.

✅ The previously proposed EPC C milestone in 2027 has been removed, giving landlords and occupiers additional time to plan improvements.

✅ Existing exemptions and the 7-year payback test will remain in place to ensure upgrades are practical and economically viable.

We're pleased to have delivered a predicted Level 5 EPC assessment (forecast A Rating) for a 3,500m² office building in Central Nottingham as part of a major refurbishment and decarbonisation project.

The refurbishment includes:

✅ Replacing the existing 4-pipe fan coil system served by a gas-fired boiler and air-cooled chiller with a high-efficiency VRF system.

✅ Replacing the existing gas-fired domestic hot water plant with an air-to-water heat pump solution.

✅ Installation of a roof-mounted solar PV system.

These upgrades will significantly improve the building's energy performance, reduce operational carbon emissions, and support the transition away from fossil fuel-based systems.

A key outcome from the EPC modelling was the ability to optimise the renewable energy strategy and PV specification. By refining the design through detailed analysis, we demonstrated that the project could still achieve the forecast EPC A Rating while reducing the required PV capacity.

This insight delivered a substantial capital expenditure saving for the client, avoiding unnecessary oversizing of renewable technology while still achieving the required EPC outcome.

It highlights the value of undertaking predicted EPC analysis early in the process and informing decisions that can materially improve project viability and reduce capital cost.

The quality of work on display was exceptional, with students demonstrating not only creativity and technical ability, but also a genuine understanding of the challenges and opportunities facing the industry today. Successful completion of a recent Level 5 EPC assessment for a commercial office project.

Through a detailed approach, we were able to identify improvements that delivered an uplift from a B to an A rating.

For the client, this A-rated EPC enhances asset value, improves marketability, and signals strong energy efficiency performance. It also future-proofs the building against tightening regulatory standards. This is particularly significant in the context of MEES (Minimum Energy Efficiency Standards).

With regulations continuing to evolve, especially for non-domestic properties, achieving an A rating positions the asset well ahead of current requirements and anticipated future thresholds, reducing risk and avoiding potential penalties or letting restrictions.

We recently carried out a full EPC reassessment on a commercial unit, and the impact of getting the details right was significant:

✅ EPC improved from C to B
✅ Assessment upgraded from Level 3 to Level 5
✅ Corrected heating fuel (previously recorded as gas, actually electric)
✅ Increased recorded floor area by 25% uplift on the original

This is a perfect example of how inaccurate data can hold a property back. By taking the time to reassess properly and apply the correct methodology, we unlocked a higher rating and a more accurate reflection of the building’s performance at no additional cost.

If you’re relying on an older EPC, it may be worth revisiting, especially with tightening regulations and increasing pressure on commercial properties to perform.
