EPC Requirements

Energy Performance Certificates (EPCs) are essential for every leased commercial property, providing a clear rating of energy efficiency from A (most efficient) to G (least efficient). Under the current Minimum Energy Efficiency Standards (MEES), landlords cannot let properties with an EPC rating below E, unless a valid exemption applies.

Future requirements are tightening: by 2030, commercial properties are expected to achieve a minimum EPC rating of B, with a possible trajectory towards A by 2035.

These changes are designed to reduce carbon emissions, improve building performance, and align the sector with the UK’s net‑zero commitments. For landlords, this means acting early to upgrade assets is critical. Not only to avoid compliance risks and penalties, but also to protect rental income, strengthen asset value, and remain competitive in a market increasingly driven by sustainability.

🎉 Thank you to everyone who participated in our Net Zero Awareness Award this year at the SAED MSc Oxford Brookes University end-of-year exhibition.

What an inspiring evening celebrating the outstanding projects designed and delivered by this year’s students. The quality of work on display was exceptional, with students demonstrating not only creativity and technical ability, but also a genuine understanding of the challenges and opportunities facing the industry today. It is a privilege to sponsor an award that not only recognises excellence, but also encourages the next generation to drive meaningful change within the industry and give back to the course and community that support them.

This year’s award focused on Net Zero awareness within the built environment, challenging students to develop projects that not only strive to achieve net zero in practice, but also communicate those ideas clearly, practically, and with passion.

With Net Zero now a key requirement of the London Plan, low-energy and net-zero buildings will increasingly come under scrutiny for how they perform in the years ahead. Helping the public and building users better understand what net zero really means will be vital in supporting wider sustainability goals and driving change from the ground up, creating greater demand for more sustainable buildings.

Successful completion of a recent Level 5 EPC assessment for a commercial office project.

Through a detailed approach, we were able to identify improvements that delivered an uplift from a B to an A rating.

For the client, this A-rated EPC enhances asset value, improves marketability, and signals strong energy efficiency performance. It also future-proofs the building against tightening regulatory standards. This is particularly significant in the context of MEES (Minimum Energy Efficiency Standards).

With regulations continuing to evolve, especially for non-domestic properties, achieving an A rating positions the asset well ahead of current requirements and anticipated future thresholds, reducing risk and avoiding potential penalties or letting restrictions.

We recently carried out a full EPC reassessment on a commercial unit, and the impact of getting the details right was significant:

✅ EPC improved from C to B
✅ Assessment upgraded from Level 3 to Level 5
✅ Corrected heating fuel (previously recorded as gas, actually electric)
✅ Increased recorded floor area by 25% uplift on the original

This is a perfect example of how inaccurate data can hold a property back. By taking the time to reassess properly and apply the correct methodology, we unlocked a higher rating and a more accurate reflection of the building’s performance at no additional cost.

We recently completed six Commercial Energy Performance Certificates (EPCs) for newly created retail units at Jura House in Aberfeldy. The project involved the conversion of former residential flats into modern commercial spaces, supporting the ongoing regeneration of the local area and creating opportunities for new businesses.

As part of the process, @Sustainable Urban Solutions analysed and optimised the U-value targets for both existing and new construction elements, and reviewed the HVAC strategy and efficiency targets for the scheme to ensure the development achieved full compliance.

It’s always rewarding to support projects that give existing buildings a second life while contributing to the wider regeneration of an area. Great to see the progress being made across the Aberfeldy estate and to have played a small part in the journey.

Another A-rated Level 5 #EPC assessment was completed this week on a prime office building in Maidenhead. A great example of how the right combination of refurbishment and efficient building services can significantly improve energy performance.

The property comprises approximately 12,250 sq ft arranged over three floors and benefits from a fully electric setup, supported by VRF air conditioning and LED lighting throughout. Renewable electricity is also generated on-site via solar PV.

Following our detailed modelling process, the EPC has been uplifted from a B rating to an A rating. A fantastic result and a clear demonstration of how targeted upgrades and efficient systems can move a building into top-tier EPC bands.

With MEES regulations tightening and occupiers increasingly prioritising sustainable, energy-efficient space, improvements like this are becoming more important than ever. Always rewarding to see a building make the jump from good to outstanding energy performance.

We’ve completed two Level 5 #EPC assessments, covering office buildings with approximately 145,000 sq ft and 97,000 sq ft respectively. Both buildings achieved a B-rated EPC, demonstrating strong energy performance.

Both buildings feature modern office HVAC strategies, including AHUs with heat recovery, fancoils, LED lighting, smart controls, solar PV, and efficient building fabric.

This means both buildings comfortably meet the Minimum Energy Efficiency Standards for commercial properties (known as MEES). Achieving a B-rating not only meets the current standards but also future-proofs the assets for the proposed 2030 targets.

Our team has completed a Level 5 EPC assessment for a prime, multi-let Grade A office building, specifically to evaluate MEES risk and identify targeted EPC improvement opportunities.

This is a substantial asset, approximately 300,000 sq ft of office space, with large flexible floorplates and complex HVAC systems.

Our scope involved building a large-scale dynamic simulation model in #IESVE and scenario testing multiple upgrade pathways. For assets of this size, the model becomes a project in itself. The Level 5 (DSM-based) approach allowed us to:

✔️ Stress-test the asset against tightening MEES thresholds
✔️ Quantify EPC uplift from improvement measures
✔️ Identify phased, cost-effective upgrade strategies
✔️ Avoid unnecessary or misdirected capital spend
